This property is in the historically significant Tyler Brent Ranch, just on the northeastern edge of Bartlesville. The property is minutes from Bartlesville; the entrance being located on the north side of E 1800 Road, 0.70 miles north of the Tuxedo and CR 4020 intersection.

This unfenced tract is bisected by multiple draws that creates a property with "character" and several potential pond locations. There are currently 4 inactive oil wells on the property and provides current road access into the tract. The soil base of Coweta- Eram soils are found in the lower areas and Shidler stony soils on the upper flats.

As previously mentioned, the acreage is currently part of a larger pasture with an excellent Tallgrass Prairie base of forages which has historically been utilized for grazing stocker cattle. The 160 acres is rated at approximately 10 ac per cow unit on a year-round basis.
