20 ACRES WITH POND AT HWY 59A & CR 3420 WEST OF ADA, NO RESTRICTIONS, RURAL WATER & POWER! Looking for open land to build on just west of Ada? This 20-acre corner tract sits where paved State Highway 59A meets gravel County Road 3420, in Pontotoc County and the Vanoss School District.
It has about 1,317 feet of highway frontage and about 660 feet on the county road. Gently rolling pasture is broken by a band of trees through the center, with a shaded pond and mature trees along the east and west lines. Several level spots make good home sites with long views.
Picture quiet mornings over the pond, wide green grass, and big Oklahoma skies at sunset. The spirit of the home you build here starts with the land. There are no known deed restrictions, and mobile homes are allowed. A gated entrance sits on Highway 59A.
The east, south and west sides are fenced with barbed wire, and the north line is marked with cross-posts. Neighboring cattle graze the pasture now and will be removed before closing. The land is zoned agricultural and sits in Flood Zone X, outside the 100- and 500-year floodplains.
It is an easy drive to Ada, Purcell, Norman and Oklahoma City. PEC electric and Rural Water District No. 8 run along both roads. A septic system would be needed, and satellite internet is available. A parcel map, flood map and property information packet are available up front. YOUR HOME SITE, SMALL RANCH OR NEXT INVESTMENT IS WAITING AT THIS CORNER. COME WALK IT WITH YOUR AGENT TODAY!
