2842 S CHILDS Ave W, Ogden, UT 84401

Great investment and development opportunity for this Childs Ave project. The property is currently zoned for a 7-plex, and a concept plan has already been completed. Please note that the buyer will be required to re-obtain all necessary approvals through Ogden City and should verify all provided information to their own satisfaction.

The project was previously initiated in February 2022, but was not completed due to the owner's involvement in other concurrent projects. Please let me know if you would like to discuss this opportunity further? For your reference, I have attached the following documentation from the initial submission to Ogden City: *Permit application for the Childs Ave project, *Structural calculations, *Geotech Soil report, *Energy compliance documents. Copy of the 85 page Completed Plan Set is available upon request.
