4.24 ACRES with 325 FEET of PRIME ARROYO COLORADO FRONTAGE in ARROYO CITY. This is the old public boat ramp in Arroyo City. The land is mostly wide open, giving you endless options for the development of your choice. The piers and ramps have all been redone, and the owner has a permit to build secure, covered boat lifts over the water!

Fencing with controlled access has been added along with a gatehouse, a small building, and bathrooms. While what we are offering for sale is the property, this is an operating business that does generate income. There are annual memberships sold, or people can pay the daily access/launch fee.

There is room for about 75 trucks and boat trailers to park. The owner previously had a beer/wine permit and has hosted several tournaments and festivals in the last few years. Finding this much land with this kind of frontage, boat ramps, and piers is nearly impossible! Take advantage of this amazing opportunity today!
