Location is key and this prime piece of commercial real estate is located just 1.5 miles from the NEW Amera Center Community Development. There are 7 lots to be sold together for a total of 1.33 acres. These lots are the perfect location for a small shopping plaza, medical or dental office building, or restaurant.

Survey is being completed. All lots are zoned OCR (Osceola Commercial Restricted) which is an old and unused code. The lots need to be rezoned to the current commercial code and the Zoning dept. has stated that commercial is the future use code and will be granted without issue.

It's a 3-4 month process and a $2,400 fee per form. Osceola Co. Development codes and permissible uses are located in the attachments. Setbacks for General Commercial are 25' from rear, and 10' from sides, with front/street side setback open(N/A). The options and possibilities are endless.

A few of the options include a day care facility, gym, kennels or stables for boarding facilities, zoo, nursery, nursing home, convenience retail with gas pumps or residential over commercial businesses. This property is perfect for almost anything you can think of. What will you build? All information is deemed reliable but should be verified by Buyer.
