8912 CR 322, Milano, TX 76556

This is a rare opportunity to acquire a ranch that has been in the same family since 1968. This 84 acre ranch has everything needed for a small "Gentleman's" Ranch: open pastures, hay fields, and some woods, with Oaks, elms, and Yaupon for livestock protection and wildlife habitat.

There are several outbuildings, including a nice livestock shed. The stock pond that supplies livestock water is also stocked with fish. The home water is supplied by a MilanoWater Supply Co tap. There is also a water well located on the ranch. The Spanish-style home is surrounded by trees and shrubs and is just off County Road for easy access.

The entire Ranch is perimeter fenced and has some cross fencing. Milano is a small, quiet town of 435 folks, with a nationally accredited school system that is located in the Texas Triangle of Houston, San Antonio, and DFW. This property is within easy driving distance of all of Central Texas. Less than a 1-hour drive to Bryan/College Station, Brenham or Temple. If 122 acres feels too large, the Seller will entertain the option of selling this Ranch in 2 smaller tracts: 43 vacant acres, and 42 acres with home.
