- - First time offered for sale; This ranch has been in the Sanders - Chandler family since 1936!! - - 92.195 Acres of bottomland near De Leon with over one-half mile of shared boundary next to the restricted Upper Leon Wildlife Management Area. (Note: The property line does not go to the Leon River, the river itself is entirely on the management a
rea.) The wildlife management area only allows small game and wild hog hunting, so this property is a hunter's paradise with the abundant Whitetail deer, wild turkey, hogs and other wildlife. - - The land includes about 70 acres which is in the US Corps of Engineers Lake Proctor flowage easement flood plain, so there can be water on the land occasionally.
(see attached topo map) The bottomland has numerous huge Pecan trees scattered throughout, and the rolling terrain is just beautiful. - - The fences are new on the north boundary and along the west side where it joins the wildlife management area, + part of it along CR 434 is also a newer fence.
- - Property has a very small amount (about 75-100') of frontage next to the bridge on CR 446 and there is also a gate there. Small stock pond and a fair but usable cattle pen. - - There is also a small cement crossing and dam on Mill Branch which holds water and is a wildlife attraction. - - Call us to see this unique, hard-to-find recreational ranch!!
