6 acre private and wooded retreat is located in Cohocton NY. Escape to the peace and quiet of this 6-acre wooded getaway featuring a fully functional campsite. Nestled in the woods, the property is accessed by a gravel driveway leading off a paved road and opening up to a private, established campsite overlooking a small meadow.
The existing 31-foot Keystone Sprinter Camper includes slide-outs for extra space and sits beside a deck-perfect for relaxing and enjoying the natural surroundings and can be added to the sale for an additional $10,000. The land offers diverse terrain with two streams running through the lower portion of the property.
From the creek bottom, the property rises gradually to the back boundary extending nearly 1,500 feet from the road. A mixed forest of hardwoods and pockets of hemlock provides excellent cover for wildlife, and the current owners have successfully hunted deer and even harvested a black bear.
The campsite is well-equipped with a gravity-fed water tank providing running water to the camper, and a generator (included in the sale) supplies electricity. With very few neighbors nearby, this is an ideal location for anyone seeking recreation and privacy, surrounded by nature. Only a mile away, Neils Creek, stocked annually with trout by NYS, offers quality fishing opportunities. Whether you're looking for a weekend getaway, a hunting basecamp, or a peaceful escape, this property is ready to enjoy.
