Seven acres straddling the town line between Delhi and Bovina, with pond. Open and wooded ground offers multiple possibilities, with the kind of quiet, long-view setting that's increasingly hard to find in the Western Catskills. This location puts outdoor recreation at the doorstep.
The parcel sits near the Bramley Mountain Trail system, a 4-mile loop spanning NYC DEP land in Delhi and Bovina that climbs to the restored 1925 fire tower at 2,817 feet - recently reopened after a multi-year restoration and now part of the state's Catskills Fire Tower Challenge.
Hikers reach an abandoned bluestone quarry, cliffs, and caves along the way, with 360-degree summit views spanning five counties on a clear day. Just minutes away, the West Branch of the Delaware River offers some of the region's best fishing and kayaking, with public access points threaded through the Delhi area.
Add in more than 300 miles of maintained snowmobile trails and downhill skiing at nearby Plattekill Mountain, and this is a four-season recreation base. Amenities are close at hand in both directions. Delhi's Main Street delivers year-round dining, a Wednesday farmers' market, SUNY Delhi, and a full calendar of community events.
Bovina and Andes add their own small-town character, shops, and seasonal gatherings nearby. Seven acres and direct access to the best of Catskills recreation - this parcel is the perfect place to start.
