Carp Elgin Road, Overton, NV 89040

Perched atop the Mormon Mesa, this striking 80-acre off-grid parcel offers rare solitude and sweeping desert vistas. Approximately 60 acres of usable land sit level on the mesa top, while the eastern 20 acres cascade dramatically down the mesa face, overlooking the Virgin River far below.

With limited access and no utilities, the property is truly remote and completely self-sufficient. Near the renowned land artwork *Double Negative*, the setting is both rugged and picturesque, defined by open skies, silence, and raw natural beauty. Zoning allows use only for ranching, camping, or construction of a single residence, making this an exceptional opportunity for a private retreat or legacy holding in an iconic landscape.
