County Highway 48, Oneonta, NY 13820

This 50 acre forest property has 901 feet of frontage on paved County Highway 48 on high ground just across the road from, and with views from the high bluffs across to the Susquehanna River. It's a mile to I88 access, and three miles to the college community of Oneonta, NY with a hospital.

cultural centers, and a modern suburban shopping district. As close as this property is to Oneonta, it is even closer to the Cooperstown All Star Village summer baseball campground! A steep but well-engineered 2500 foot drive to 400 foot higher elevations features another six lateral drives through this enchanting forest!

A professional forester's valuation analysis (available to serious buyer) puts the value of standing timber at $196,582: the owner calculates it would bring about $58,000 from a selective timber sale. The property has two springs, headwaters of a stream, a one-acre pond, six rock bluffs (some with bluestone), and a camping shelter with a wood stove, electricity and pumped spring water, thanks to 1100 watts of solar power.

A rock shelter near the base of a 30 foot bluff shows evidence of human use with what looks like a sleeping nook that is dry and well protected from the wind. Children at play, hunters, or Native American travelers of ancient times? Perhaps! Come take a look!
