Enrolled in the Wetlands Reserve Program (WRP), the property benefits from a well-established habitat landscape that has been further enhanced under a USDA and NRCS-approved Compatible Use Authorization obtained by the current ownership. The authorization has allowed for wildlife food plots, maintained access trails, hunting and observation blinds,
prescribed burning, invasive species control, and other approved habitat improvement practices that have significantly enhanced both wildlife habitat and recreational enjoyment of the property. Prospective buyers should note that Compatible Use Authorizations are granted to the current landowner and do not automatically transfer with ownership.
