Over 40 Acres of Permanently Preserved Orchard Land with M-22 Frontage Offered is a rare opportunity to acquire over 40 acres of predominantly cherry orchard land in Leelanau Township, featuring gently rolling terrain and prominent frontage along both M-22 and Jelinek Road.
This property is protected by a recorded Conservation Easement held by the Leelanau Conservancy, ensuring the land remains permanently preserved for agricultural use, open space, and scenic value. The easement prohibits subdivision and residential or commercial development, making this an exceptional offering for buyers seeking long-term land preservation, agricultural continuity, or estate-scale privacy without future development pressure.
The landscape reflects generations of careful stewardship, with productive orchard acreage, natural contours, and visibility along one of Northern Michigan's most iconic scenic corridors. Ownership includes full private use consistent with the easement, including continued orchard operations and approved agricultural improvements.
This property will most strongly appeal to a conservation-minded buyer, neighboring landowners, or a legacy purchaser seeking to protect and steward a meaningful tract of Leelanau County land for future generations. Sale subject to the recorded Conservation Easement. Full documentation available upon request.
