Approximately 147 acres to be surveyed out of a larger 201.5 acre farm just 13 minutes southeast of Hamilton, near the community of Aleman. Productive cultivated farmland makes up the heart of this tract, with grazing pasture and scattered trees rounding it out and two ponds holding water for livestock and wildlife.
The ground is farmed on rotation and has most recently been planted in corn for silage and oats, with winter wheat and milo also in the mix, and an active ag valuation keeps taxes low. Whitetail deer, dove, and turkey are regulars here. Three entrances off paved FM 932 serve the tract with frontage along two sides, Hamilton County Co-op electricity
runs at the road, and the seller will apply for two multi-county water supply meters to be available to the buyer. The entire 201.5 acre ranch is also for sale; see the separate listing for 8001 FM 932, Hamilton, TX 76531, which includes the homestead, outbuildings, and two additional ponds. All acreages and boundary lines shown on media are approximate; buyer and buyer's agent should confirm all information.
