Waters Edge Circle, Avon, MN 56310

Rare, turnkey investment opportunity for a developer or builder! Located in the City of Avon, this property offers beautiful lake living with incredible convenience. It is very close to Avon schools and features direct access to I-94 for quick commuting.

Avon is a rapidly growing area, anchored by major employers like Blattner Energy. There is a high demand for housing, making this a highly secure and lucrative investment for a builder. Phase 4 is already pre-platted into 38 lots, featuring 11 highly coveted waterfront lots right on the water (situated by Lower Spunk Lake and Ochotto Lake).

City water and sanitary sewer lines are already run right through the property. Connections are super easy, which will save a developer a massive amount of upfront capital and time. The grading work is already done and it has full approval from the Avon planning commission. A developer can build it out exactly as-is, or it can easily be re-platted into larger estate lots with city approval.
