202.99 surveyed acres in the Town of Middletown, sharing a boundary with roughly 1,000 posted acres that are rarely hunted. That neighboring sanctuary is why this tract hunts far larger than its size, and it is not something you can add to land that does not already have it.
Todd Mountain Road runs through the property, leaving substantial acreage on both sides and creating two independently huntable blocks. Hunt one, rest the other. Two points of town road access, with existing interior woods roads and trails. Professionally surveyed with capped iron rods set on the lines, supported by an orthophotograph and documented ground photography.
Historic stone walls follow much of the perimeter. Springs, seeps and watercourses run through the parcel. A maintained 50 foot utility corridor crosses it, creating permanent open edge and browse. Strong Catskill black bear country with an early season, plus deer and turkey.
A 10.02 acre building envelope fronting the town road allows up to one acre of impervious surface for non residential improvements. The property carries a perpetual conservation easement held by NYC DEP. Residential dwellings are prohibited. The easement expressly reserves hunting, fishing, trapping and the right to lease, permits elevated stands anywhere on the property with no prior approval, and imposes no public access obligation.
Town of Middletown R-5 zoning lists resort, hotel, campground and commercial recreation among its special permit uses, subject in every case to the recorded easement. Easement, survey and baseline documentation available on request. 2026 combined town and school taxes: $2,982.
